The process

How selling to us works — start to finish

No mystery, no pressure, and no step where the number quietly changes. Here is exactly what happens and how long each part takes.

Step 1 · Day 1 · ~2 minutes

You reach out

Call, text, or fill out the form with the property address, rough condition, and what's driving the timeline. You don't need to have documents ready or know what it's worth. If there's a foreclosure sale date, tell us that first — it changes how fast we move.

Step 2 · Day 1–2 · we do the work

We research before we talk numbers

We pull recent comparable sales within about a mile, check Tarrant County records for taxes, liens and ownership, and look at what similar renovated houses in your neighborhood have actually sold for. This is why we don't quote a number on the first call — a number pulled out of the air is a number that gets renegotiated later.

Step 3 · Day 2–4 · ~30 minutes

We walk the property

Usually one visit, half an hour, one or two people. We're looking at the roof, foundation, HVAC, plumbing, electrical and layout. Do not clean or fix anything. Seeing it exactly as it is helps us price accurately. If you're out of state or the house is tenant-occupied, we can often work from a video walkthrough instead.

Step 4 · Within 24 hours

You get a written offer with the math

Not a verbal range — a written, no-obligation offer showing the after-repair value we used, the repairs we're accounting for, and our costs. If a listing would likely net you more, that comparison comes with it. Take as long as you want to think about it or have someone review it.

Step 5 · You choose

Accept, negotiate, or walk away

If the number works, we sign a straightforward Texas purchase agreement and open title at a local title company. If our repair estimate looks off to you, say so and show us — we'll take another look. If it's just not enough, tell us no. There's no fee and no hard feelings.

Step 6 · 7–60 days · your call

Close on your date

The title company runs the title search, clears liens, and prepares closing documents. You sign — in person locally, or remotely with a mobile notary if you're out of state. Your mortgage is paid off, and the balance is wired to you or handed to you as a check. Leave whatever you don't want in the house.

What you'll need (and what you won't)

Helpful to have: a rough idea of your mortgage payoff, your foreclosure notice if you have one, any recent inspection or repair estimates, the names of everyone on the deed, and lease documents if it's tenant-occupied. If you don't have these, we can usually get what we need from county records.

You will not need: repairs, cleaning, an inspection, an appraisal, a survey, a staging consultation, or money for closing costs.

How you'll actually get paid

Everything runs through an independent local title company, not through us. They verify clear title, pay off your mortgage and any liens or back taxes, and disburse the rest to you by wire or check on the closing date. You'll receive a settlement statement showing every dollar. That's the same protection you'd have selling to any retail buyer — and if anyone ever proposes closing without a title company, that alone is a reason to stop.

A note about wire fraud

Wire fraud targeting home sellers is real and increasingly common. Your title company will send you wiring instructions — always call them at a number you looked up independently to verify those instructions before sending or receiving anything. Neither we nor your title company will ever email you sudden changes to wiring details.
